True pre-construction services involve more than performing estimating take-offs and eliciting subcontractor interest during the early parts of the construction phase. FJW Construction's experience with pre-construction services can add significant value to a project when it is engaged during the project's early stages. While our team's role typically revolves around the issues of cost, schedule and quality, our responsibility is also for the leadership of the overall project team in the quest to accomplish project goals through excellent planning, guidance and documentation.

 

During pre-construction, we have the ability to shape a project's budget, schedule and constructability while providing feedback to the owner. This feedback allows owners to make value-driven decisions while not forsaking their project's program and design intent.

 

As a project's design develops through its normal stages, FJW continues to add value through its pre-construction services by providing constructability reviews, schedule optimization and value engineering, to name a few.

 

We also have the ability to establish a Guaranteed Maximum Price (GMP) at any point in the design process. We do this by providing detailed estimates in every design phase, assessing the need for contingencies and allowances and applying them accordingly. If unused these contingencies are refunded to the owner at the project's completion.
