TOPS Specialty Hospital Expansion and Renovation

TOPS Specialty Hospital and KSF Orthopedic Center formed a partnership to combine their facilities and provide modernized, enhanced healthcare. They retained FJW Construction to renovate the existing buildings and add a new ambulatory surgery center. This 54,000-sf addition and renovation addressed existing shortcomings and modernized the healthcare providers’ delivery process.

The new addition included a surgical suite, preoperative and staff support areas, a post-anesthesia care unit, as well as a central sterile services unit. The preoperative area physically connects the two existing facilities, allowing KSF to be incorporated as an outpatient surgery suite. A new ambulance entrance to the existing emergency room was also part of the project.

Upon completion of the new addition, several areas, including the existing surgery suite and support areas, were decommissioned, with the existing material management space and the business operations office were relocating to their area in the new addition. The existing ambulatory surgery center and administration area were renovated and brought up o current hospital licensing standards and converted into a new outpatient surgery department.

As construction manager, FJW controlled construction activities, managed the budget, and determined value engineering options for cost savings. FJW worked alongside the design team to facilitate construction with minimal disruption to ongoing hospital operations. The construction manager also ensured that design and existing field conditions coordinated. FJW identified areas where design could be modified for greater construction efficiency or economic advantages regarding time and cost savings.
