Medical Park Tower Surgery Center Opens
Nov 09, 2010

ARLINGTON, TX, October 21, 2010 – On August 27, 2010, the Medical Park Tower Surgery Center in Austin, Texas, conducted its first surgery. This multispecialty ambulatory surgery center is within the Seton Family of Hospitals’ central Austin campus. Located in an existing seven-story medical office building, the 12,500-square-foot center is on the first floor. The center includes five operating rooms, plus a five-bed pre-operation, six-bed post-anesthesia care unit, stage 2 recovery, and support areas. The tenant improvement was designed by PhiloWilke and built by FJW Construction.

As construction manager, FJW handled materials, labor, and subcontractors. Construction inside an occupied medical building, which is also adjacent to an imaging center, required the construction manager to be highly responsive to sound and vibration interruptions. Moreover, FJW had to manage demolition over the physicians’ parking garage, which took extensive project coordination. During demolition, a 4,000-sf. outside atrium area was uncovered. Despite the surprise, FJW worked alongside the architect to create solutions. As this area was not usable, it was torn out and replaced. Structural concrete was used to infill the old atrium slab.

PhiloWilke Project Manager, Frank Marquez, notes, “FJW really had a great grasp of the project. We worked together as a team to achieve the milestone. Altogether, they did a phenomenal job.”

The surgery center is United Surgical Partners International’s fourth facility in Austin. USPI has over 170 surgery centers and short-stay hospitals across the US and UK. It is the largest provider of day surgery in the nation. This center performs ophthalmology, orthopedic, gastrointestinal, and general surgery procedures. According to KNG Health Consulting, 70% growth of ambulatory surgery centers is due to their less expensive clinical setting, when compared to hospital outpatient departments.

Jeannie Montgomery, USPI Director of Project Management, remarks, “The tenant improvement finish-out was the project we had anticipated, designed, and developed. FJW did a very good job. They are experienced and are team members. Their project superintendent is probably one of the best in the industry, one of the best I have worked with.”

FJW Construction is pleased to be a part of effective healthcare delivery in Texas.
